The brick crown and top courses were crumbling, exposing a cracked clay flue liner and loose mortar, creating a risk of leaks, masonry failure, and animal entry.

Solution

We removed the deteriorated chase top and damaged brick, rebuilt the top courses with new brick and fresh mortar, and tooled joints to proper alignment. Installed a stainless steel chase cover and a full-coverage metal chimney cap with perimeter mesh/spark arrestor, upgraded flashing and fasteners, and sealed/painted the exposed masonry; the on-site gas pilot assembly was inspected and documented as a spare replacement component for the homeowner.
